INFRARED THERMAL IMAGING

"In addition to using thermography during an energy audit, you should have a scan done before purchasing a house; even new houses can have defects in their thermal envelopes. You may wish to include a clause in the contract requiring a thermographic scan of the house. A thermographic scan performed by a certified technician is usually accurate enough to use as documentation in court proceedings."

Our inspections include infrared thermal imaging of selected structural surfaces. An infrared imaging camera detects surface temperature differentials in infrared light spectrum. The camera allows us to "see" these temperature differences in our choice of gray scale or color templates. So, how does this amazing technology apply to home and building inspections? Listed below are the most common inspection applications:

  • Moisture Intrusion:  Moisture and water issues that may have gone completely undetected during a typical inspection, may be discovered with imaging technology. Leaking bathroom drains, roof leaks and basement water intrusion problems can be detected with infrared.
  • Air Infiltration:  Unwanted exterior wall air infiltration due to poor construction techniques, missing or disturbed insulation and defective windows can be detected with the proper climate conditions.  For optimum imaging results, the temperature differential between the interior and exterior must be at least 18 degrees Fahrenheit. Furniture and wall hangings must be removed away from the exterior walls two hours prior to the infrared inspection.
  • Flat Roof:  Flat roof leakage may be detected during scheduled inspection periods.
  • Electrical:  Overheated breakers and wiring really stand out on electrical scans. Poor connections and overheated motors are also easily recorded.
  • Pest Control:  Active wood destroying insect activity can be recorded along with damaged areas.

(*Please understand that environmental conditions and certain building materials may restrict the use of the imager. The image quality may also be affected by these conditions. We make every effort to properly use this technology, but some conditions will be beyond our control. All thermographers are restricted by ambient temperatures, humidity levels, building materials, etc.)

Proper training is very important with this sophisticated technology. John Evans is a certified Level 1 thermographer, trained at the well respected Infraspection Institute. John also continues to expand his knowledge with online education.

You found something that will save me hundreds of dollars in heating costs that the current owner didn't know about. The heating duct was just blowing into the attic and the only way to discover that was through the thermal inspection. I found John Evans and Aim Home Inspection the old-fashioned way...I did a Google search for home inspectors in Maryland. I chose John after speaking with his office about his engineering background, his techniques (including infrared thermal imager), and his price (not the highest, not the lowest). It seemed like I was going to get a lot for my money, including an extremely thorough report with photos and recommendations.
 
It turned out that I made the right decision.
 
John did a very professional job and his infrared thermal imaging tool was able to detect a major flaw in the home which would have definitely gone undetected without this service. The imager was able to detect that a portion of the cathedral ceiling in the bedroom (inaccessible from the attic) was not insulated. For a relatively newer home built in the 90s, it was definitely not something I expected to find. There is no way a home inspector without this tool would have been able to find this flaw. The owners of the home have agreed to fix the problem prior to closing at a cost that will undoubtedly be more than the price of the inspection, so it has already paid for itself.
 
Even more important than the service provided by John was his professionalism. I have to admit, I do not know a lot about maintaining a home of this size and John's personal touch in walking me through all dimensions of the structure was extremely useful. I am sure that I will use all of the recommendations he gave to me in his report...which included several color photos of other deficiencies.
